If living right across from the ocean and the famous Huntington Beach Pier is your thing, you’ll find a lot to love at the Pierhouse condo home community. This older neighborhood of flats bathed in charming pale pink painted stucco with turquoise accents is set back off of Pacific Coast Highway and affords residents incredible views of the beach and Catalina Island.
The individual condos at Pierhouse boast private balconies that extend the interior space while meshing with the outdoors. Meanwhile, efficient, well-equipped open kitchens overlook the great room-esque living areas with an abundance of windows that let the light and ocean breezes pour in. When it comes to convenience, Pierhouse has little equal, what with its beach homes within walking distance of Dog Beach and Duke’s.
According to our research, over the last 180 days, three condos have sold in the Pierhouse community with final sale prices that ranged from $472,000 to $513,000 (pending possible revisions). The median sale price was $480,000 with a median price-per-square-foot of $615.
Pierhouse condos are under a homeowners association, managed by Powerstone Management Company, with a community pool, spa, clubhouse, and barbecue area. Built in 1987, the community is comprised of 105 units offering different floor plans ranging from one to two bedrooms, anywhere from 780 square-feet up to 1,050 square-feet, with all units coming with the aforementioned large outdoor patio. The community is completely gated, requiring a special card reader to enter, and parking is all subterranean and secure.
Compared to other complexes/communities on or near the beach, Pierhouse condos boast more affordable prices, especially given the myriad of amenities residents enjoy including a swimming pool, Jacuzzi, and BBQ area, to say nothing of the pool’s views of the Pacific Ocean and the clubhouse’s direct vistas of the beach.
For those looking for a prime spot near the sand, it’s hard to beat the Pierhouse location. Included in the aforementioned monthly association dues are water, trash, and cable TV, as well as the use of the ocean view community pool and 24-hour security.
The Nuts and Bolts of Living at Pierhouse
As we already touched upon, each home comprising the Pierhouse community includes a private balcony or patio – perfect for hosting those dinner parties – but this is only the beginning. Each unit also boasts fireplaces to keep warm during the winter months, open kitchen floorplans, and an abundance of windows that drench the living spaces with rich, natural light. Many even have mirrored walls, which yield a larger-space-than-actual-square-footage effect.
Some units have been upgraded, and those that have not been well-maintained over the years; as we also mentioned, underground parking makes things super-convenient, the subterranean parking complex offering elevators that take residents right up to their homes.
Fans of nightlife, beach lounging, shopping, and fine dining, listen up: The Pierhouse condos are perfectly nestled in the heart of Huntington Beach, just blocks away from downtown Main Street. This means that the community sits near several Huntington Beach foodie favorites, including the
Sugar Shack for breakfast, 25 Degrees for burgers and cocktails, and Bruxie for its amazing waffle sandwiches.
In the near distance is Pacific City, a shopping complex that offers everything from home décor to fashion shopping, in addition to top-shelf dining experiences and even Lot 579, the artisanal market where you can sample culinary products from all over California.
Named the United States’ best beach by Time Magazine, Huntington State Beach Park is located just across Pacific Coast Highway, beckoning those with a fancy for sunbathing in that new figure-hugging bikini, diving into the crashing waves with a surfboard or casting a line out to catch some of the local fish.

Agnes L. Smith Elementary, Ethel Dwyer Middle, and Huntington Beach High are the public schools assigned to the Pierhouse community. These prestigious institutions all rate very highly on various rating systems; Smith Elementary received a nine out of 10 on the API scale for students who tested in Math and English well above the state average. Ethel Dwyer Middle School, meanwhile, followed a similar pattern when it received a nine out of 10 on the API scale, reflecting a student base that rated a much higher Math and English proficiency than average.
Huntington Beach High also received a nine out of 10 rating on the API system, what with the school’s 99-percent graduation rate and more.

Averaging over 40 and with a high married demographic, the Pierhouse condos are home to those looking to settle and make roots but who are also seeking fun times.
