The Estates Overview
SeaCliff Estates homes are located in the West Huntington Beach area of Huntington Beach, specifically in the guard-gated SeaCliff on the Greens community, with homes that reach back to the SeaCliff Golf Course. The neighborhood was first built in 1983 and boasts 234 homes that boast three to six bedrooms, ranging in size from 2,600 to 4,576 square feet; and is sometimes referred to as the Estates at Seacliff Country Club – but to appreciate everything this community has to offer, it’s important to understand the backstory and underpinnings associated with the entire SeaCliff district of Huntington Beach, as a whole.
Huntington Beach’s SeaCliff area has quickly grown from a gritty neighborhood built by big oil to a seaside community surrounding a country club, with median home prices topping $1 million. Indeed, when HB was emerging from its gritty past entrenched in oil magnate deals, a new residential development simply named “upper” and “lower” was envisioned, complete with a no-frills public golf course – that, as it turned out, was 20 years from becoming a private country club – and a modern shopping complex better known for its elaborate roof-high bird murals than for its mix of retail outlets.
It seems 40 years made all the difference, as, since the mid-1960s, SeaCliff has experienced a formidable makeover, evolving into a hotbed of luxury homes that surround the aforementioned SeaCliff Country Club and which branch out in several directions. The area has become a hotbed for actors, athletes, and musicians, as well as the “upwardly mobile” looking for housing choices that include ocean views, close proximity to the beach, equestrian trails, parks/greenbelts, and city lights.
We here at the Malakai Sparks Group often refer to the SeaCliff district as the “Beverly Hills of Huntington Beach.”
SeaCliff roughly extends from Pacific Coast Highway on the south, Seapoint Street and Edwards Street on the west, Ellis Avenue on the north, and Goldenwest Street intersecting at Yorktown Avenue and Main Street on the east. This places the area close to key attractions such as the Huntington Beach Central Park, Huntington Central Park Equestrian Center, and the 27-acre SeaCliff Village Shopping Center, which underwent a $22 million renovation in 1998 – plus, it’s a short bike ride to the beach, making it an ideal locale for anyone with a penchant for crisp waves and grainy sand.
Several distinct neighborhoods exist within SeaCliff’s boundaries – including SeaCliff Estates – and offer homes in a variety of architectural styles; aside from the Estates (or the Estates at SeaCliff Country Club), these encompass The Peninsula, SeaCliff on the Greens, and Edwards Hill.
Humble Beginnings
Though we touched on the big oil element that kickstarted the SeaCliff legacy, it’s interesting to note that the Chevron Land and Development Company invested millions in Huntington Beach over the years. In 1964, the public golf course and two large residential developments sprang up, and the SeaCliff “brand” was born.
The next big push came in the ‘80s when the 100-acre SeaCliff on the Greens was developed; it was also at this time that the Estates at SeaCliff Country Club and The Peninsula built homes steps from the fairways, while Edwards Hill offered buyers huge lots – some more than an acre – with space for stables in their back yards. As Chevron divested its Huntington Beach real estate holdings over the next decade (600 acres were developed in 1996 alone), more oil wells were capped, and more high-end developments popped up in and around SeaCliff.
Many builders made their mark on the area over the years, including Shea Homes, Taylor Woodrow, Lennar, New Urban West, Cayman Development Co. and Christopher Homes.
Today’s SeaCliff Housing Situation
There are approximately 3,500 homes in all of SeaCliff, and even in more challenging markets, the properties that are staged properly and highly upgraded for the no-nonsense buyer will sell. The median price in SeaCliff, including townhouses, is about $1.2 million, with current listings ranging from $649,000 for a townhouse short sale to nearly $3 million for a single-family home with six bedrooms, five-and-a-half baths, and 5,388 square-feet in Edwards Hill.
Most students in this area – including those living in the SeaCliff Estates community – attend the Huntington SeaCliff Elementary School, a California Distinguished School that scored 926 out of a possible 1,000 on the 2007 Academic Performance Index Base Report. From there, students may attend Ethel Dwyer Middle School, which scored 837, then Huntington Beach High, which scored 766.
